CC&R highlights

The rules of the land, in plain English.

Every homesite at The Stadium shares a recorded set of covenants, conditions and restrictions. They keep the homes substantial, the land open and the neighbors on good terms. Here's what buyers most often ask about.

  • 2,300 sq ft

    Minimum single-story home

  • 3-car

    Minimum attached garage

  • $250 / yr

    Initial HOA assessment

  • 14 work days

Design review answer, or it's approved

    Your home

Room for the house you want, built to last.

    • Built on site. Manufactured, mobile, modular, prefabricated and move-on homes aren't allowed.
    • At least 2,300 sq ft for a single story, or 1,800 sq ft on the main floor plus 600 sq ft upstairs for a two-story. Bonus rooms over a garage don't count toward the second story.
    • An attached garage for at least three cars.
    • Trim of brick, stucco or similar masonry. No vinyl siding.
    • Roofs of wood shake, tile, slate, or dark architectural shingles with at least a 30-year guarantee.
    • Variety is encouraged: bay windows, broken roof lines, gables and hip roofs.
    • Once started, a home is to be finished within a year.
  • 02

    Design review

One quick review keeps the whole community looking its best.

    • Before any digging or building, the Architectural Review Committee approves the plans for the house, outbuildings, fences, walls and major landscaping, and the roof and siding materials.
    • Submit two sets of plans, two material and color samples, and a site plan showing the driveway, structures, fencing and landscaping.
    • The committee looks at height, harmony with neighboring homes, materials, colors, setbacks and how the home sits on the land.
    • If the committee hasn't answered within 14 work days of a complete submission, the plans are approved.
  • 03

    Your land

Room to spread out, with a few shared standards.

    • Front-yard landscaping within 90 days of moving in, weather permitting: at least three 2-inch-caliper trees and 7,000 sq ft of lawn (sod or hydroseed).
    • Fences are post-and-pole wood with at least three horizontal rails, approved before they go up.
    • Shops, barns and other outbuildings are welcome with approval. They sit farther back from the road than the house, and metal buildings are fine when they're finished to match.
    • Apart from fences, nothing goes between the house and the road without approval.
    • Utility lines to each home are buried.
  • 04

    Animals & farm life

Hobby farms belong here, in farm country.

    • Animals are allowed up to Canyon County's limits for your lot.
    • Not allowed: animals kept for commercial use, vicious animals, intact male goats, braying donkeys, roosters and pigs.
    • Dogs and cats are welcome; pets are kept contained or on a leash, and animals are fenced or penned on your own land.
    • Right to farm: the area around The Stadium is working farmland, with the noise, dust, odors and night-time machinery that come with it. Owners agree not to challenge farming that's lawfully done.
  • 05

    Water, septic & safety

    Each homesite is self-sufficient.

    • Every homesite has its own well (permitted by the Idaho Department of Water Resources) for household use and for watering up to half an acre.
    • Every homesite has its own septic system, approved by Southwest District Health. There is no city sewer or water.
    • Every home has an automatic fire-sprinkler system (NFPA 13D) supplied by its own well.
    • Building permits are reviewed by the Middleton Rural Fire District.
  • 06

    Everyday living

Room for the trailer, the ATV and the quiet.

    • RVs, boats, trailers, tractors and ATVs can be kept beside or behind the house when enclosed or screened from view.
    • Motorcycles, ATVs and similar vehicles can be ridden on your own land between 9 a.m. and 9 p.m. Tracks and racing aren't allowed.
    • Indoor home businesses are allowed within county zoning. No commercial or industrial use, and up to two garage sales a year.
    • No firearm discharge, and no temporary residences.
    • Outdoor lighting stays unobtrusive. Garbage is screened from the road between pickups, using a commercial service.
    • One customary for-sale or for-rent sign per lot.
  • 07

    The HOA

Small dues, a short list of jobs.

    • Every owner is a member of Stadium Subdivision No. 2 HOA, Inc.
    • A $250 setup fee at closing, and an initial annual assessment of $250 per lot. Owners vote on changes, and special assessments are possible for capital improvements.
    • The HOA looks after the community trail, the common areas and cluster mailboxes, and works with the highway district on roadside swales.
    • Assessments more than 30 days late carry a $1-a-day penalty and can become a lien.
  • 08

    Roads & the trail

Public roads, and a trail for everyone.

    • All roads are public, dedicated to Notus-Parma Highway District No. 2.
    • A 6- to 8-foot riding and running trail runs along the west side of Iron Horse Way through every phase. It's open to the public and groomed by the HOA every October.

This is a plain-English summary for convenience, not the legal document. The recorded Declaration of Covenants, Conditions and Restrictions for Stadium Subdivision No. 2 (Canyon County instrument 2025-019874) governs, along with the recorded plat and Canyon County rules, and the HOA may adopt design-review procedures. Ask us which covenants apply to the homesite you're considering.
