Community

Most people who want land end up choosing between two compromises.

A standard subdivision lot gets you a new house close to town, and no room for the shop, the trailer, or the animals. Raw acreage gets you the room, along with a road to build, a power line to extend, and months of permits before anyone pours a foundation.

The Stadium sits between them. Every homesite is at least an acre. The streets are paved and public. Power is at the lot line, and natural gas is in the community. What's left is the part you actually wanted: choosing the ground and building on it.

  • 01

    Paved public streets.

Maintained by the highway district, not by you.

  • 02

    Power at the lot line.

With natural gas in the community.

  • 03

    Ready to build.

No road to cut or power line to extend. Your builder starts with a survey.

Life on an acre

Room for everything that never fit in town.

The covenants here were written for people who use their land.

  • 01

    The shop.

Detached shops and barns are welcome with design approval. Metal buildings are fine, finished to match the house.

  • 02

The RV, the boat, the trailer.

Parked at home, beside or behind the house and screened from the road.

  • 03

    The animals.

Horses, chickens, goats, within Canyon County's limits for your lot. No roosters, pigs, or braying donkeys. Your neighbors' mornings matter too.

  • 04

    The trail.

A 1.8-mile riding and running path through every phase, groomed by the HOA each October.

  • 05

    The weekend.

ATVs and dirt bikes on your own land, 9 a.m. to 9 p.m.

A few things stay out (commercial operations, firearm discharge, temporary residences) so the quiet stays quiet.

What to know before you fall for a lot.

Straight answers

Acreage works a little differently than town. Here's all of it, up front.

Water.
Every homesite has its own private well, permitted by the state, for the house and for watering up to half an acre. There's no city water, and no pressurized irrigation in Phases 1 and 2.
Septic.
Each home has its own septic system, approved by Southwest District Health.
Fire protection.
Every home includes an automatic fire-sprinkler system fed by the well.
Drainage.
Each owner handles the stormwater that runs off their own lot, with landscaping, swales, or small ditches, as the subdivision plat requires. It's worth planning with your builder when the homesite is graded.
Landscaping.
Within 90 days of moving in, the front yard gets at least three trees and 7,000 sq ft of lawn.
HOA.
$250 a year, plus a $250 setup fee at closing. It covers the trail, common areas, mailboxes, and design review.
The neighbors are farms.
The Stadium sits in working farm country: tractors, dust, and the occasional late harvest. The CC&Rs include a right-to-farm clause.
Address and schools.
Your mailing address is Caldwell, and homes here are in the Middleton School District.
Phase 1 is selling; Phase 2 is reserving.
Phase 2's plat isn't recorded yet, so its homesites can be reserved now, with no deposit, and purchased once it records. Ask us how a reservation works and when recording is expected.
