Privacy Policy

This website, thestadiumidaho.com, presents The Stadium, a homesite community in north Caldwell, Idaho, developed by LandVest Idaho. The site is operated, and inquiries are answered, by The Porter Group, a team of Finding 43 Real Estate, a licensed Idaho real estate brokerage (“we”, “us”). This policy explains what information we collect, how we use it, and the choices you have.

Information we collect

  • What you give us. When you send an inquiry: your name, email address, phone number (optional), what you're interested in, your message, and the homesite or home plan you were viewing. When you join the First Look list: your email address. When you text or email us: the content of your messages.
  • Your text-message choices. Whether you agreed to receive text messages, which kinds, and when, along with the wording you agreed to.
  • Technical information. Like most websites, our hosting providers keep standard server logs (such as IP address, browser type and pages requested) to run and secure the site.
  • On your device only. The lot and home visualizer saves the design you make in your own browser so you can pick up where you left off. That information stays on your device; we don't receive it.

Analytics and advertising. We use Google Analytics to understand how visitors use the site, and the Google Ads tag and the Meta Pixel (for Facebook and Instagram) to measure our ads and show them to people who have visited. These tools use cookies and similar technology to record which pages you visit and actions such as sending an inquiry, joining First Look, opening the visualizer or sharing a design. We do not send them your name, email address, phone number or message. Vercel, our host, also measures how quickly pages load, without cookies.

How we use it

  • To answer your questions, arrange site tours and send documents you ask for, such as the plat map or CC&Rs.
  • To send the updates you asked for, such as First Look news, and text messages you agreed to.
  • To keep records of our conversations with you and of the consents you gave.
  • To run, secure and improve the website, and to meet our legal obligations.

How we share it

We do not sell your personal information. We share it only as follows:

  • Service providers who help us run the site and respond to you, under their own privacy and security commitments: our customer-relationship system (HighLevel), website hosting (Vercel and Fly.io), and email (Namecheap). Map imagery in the visualizer comes from Google and is loaded through our own server.
  • The community's developer and builders, when you ask. If you ask about building or ask to talk with a builder, we may pass your name, email address and question to LandVest Idaho or to the builder you asked about so they can answer you.
  • Analytics and advertising partners (Google and Meta) receive the browsing information described above, under their own privacy policies.
  • When required by law, or to protect the rights, safety and property of our clients, others or ourselves.

Text messaging and mobile information. No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Text messages

If you tick one or both of the optional text-message boxes on our inquiry form, The Porter Group may text you at the number you provided: about your inquiry, homesite availability, tours and appointment reminders, and, if you chose it, marketing messages about new homesites, pricing and events. Agreeing is never required to send an inquiry or to buy. Message frequency varies, and message and data rates may apply. Reply STOP at any time to stop, or HELP for help. Email

Every marketing email we send includes a way to unsubscribe. You can also ask us to stop at any time using the contact details below. We may still send messages about an inquiry or transaction you started.

How long we keep it, and how we protect it

We keep your information for as long as needed to answer you and for our business and legal records, then delete it or keep it in a form that no longer identifies you. We use reasonable safeguards, such as encrypted connections and access controls, but no system is perfectly secure.

Your choices

You can ask us what information we hold about you, or ask us to correct or delete it, or to stop contacting you, by emailing us. We'll respond within a reasonable time.

You can limit analytics and ad tracking at any time: turn off ad personalization in your Google ad settings and Meta ad preferences, install the Google Analytics opt-out add-on, or block cookies in your browser. The site works the same either way.

Children

This website is meant for adults. We don't knowingly collect information from children under 13.

Changes to this policy

If we change this policy, we'll post the new version here and update the date at the top.
